These Terms & Conditions apply to the use of this website and to stays at Pinakoti Lodge.
1) About us

2) Website use
By using this website, you agree to:
- use it lawfully and not attempt to disrupt or misuse it,
- not copy or reuse content (text/photos) without permission,
- understand that information on this website may change and is provided “as is”.
We may include links to third-party websites; we are not responsible for their content or policies.
3) Booking scope and priority of terms
Your stay is subject to:
- your booking confirmation (email or written message), and
- our Booking & Cancellation Policy (and any rate conditions shown at booking), and
- these Terms & Conditions.
If there is a conflict, the booking confirmation and Booking & Cancellation Policy take priority for booking-specific matters (payments, cancellations, dates).
4) Property and booking types
The property includes 4 double rooms and 1 triple room, all with private bathrooms, shared living areas, and a dedicated activity hall.
Depending on availability and arrangement, bookings may be:
- per room, or
- exclusive use by one private group (villa-style stay / retreat group).
5) Guest requirements and responsibility
- The person making the booking must be 18+ and is responsible for the group’s conduct and compliance with these terms.
- Guests may be asked to provide identification details as required for accommodation registration and lawful operations.
- Guests agree to treat the property and furnishings with care and to respect neighbors and the local community.
6) Occupancy and visitors
- Maximum occupancy is as stated on the booking page and/or booking confirmation.
- Extra visitors, events, filming, or gatherings are permitted only with prior written approval.
7) House rules (summary)
Unless otherwise agreed in writing:
- No parties or disruptive behavior.
- Smoking: Smoking is not permitted indoors.
- Pets: Pets may be allowed upon prior request and written confirmation. Additional rules and/or restrictions may apply depending on the pet and the booking type.
- Quiet hours: Guests are required to respect the legally designated quiet hours:
– Summer period (1 Apr – 30 Sep): 15:00–17:30 and 23:00–07:00
– Winter period (1 Oct – 31 Mar): 15:30–17:30 and 22:00–07:30
8) Rates, taxes, and fees
Rates are shown during booking or in the written offer/confirmation.
Any applicable taxes or government fees required by law may apply and will be communicated where relevant.
9) Cancellations, no-shows, and changes
Cancellations and changes are governed by our Booking & Cancellation Policy and any special rate conditions agreed at booking.
10) Liability and personal belongings
Guests are responsible for their personal belongings. To the extent permitted by law, Pinakoti Lodge is not liable for indirect or consequential losses. Nothing in these Terms limits liability where it cannot be excluded under applicable law.
11) Force majeure
We are not responsible for failure to perform obligations due to events beyond our reasonable control (e.g., extreme weather, natural disasters, governmental restrictions, major utility outages). Where possible, we will work with you to find a reasonable solution.
12) Privacy
We process personal data in accordance with our Privacy Policy. Cookie usage is described in our Cookie Policy.
13) Changes to these terms
We may update these Terms & Conditions from time to time. The latest version will be posted on this page.
14) Governing law
These Terms are governed by the laws of Greece. Any disputes shall be subject to the competent courts.
